Our residential home inspectors shall observe and report on readily accessible, visually observable installed systems and components as set forth in the NYS Division of Licensing Services Standards of Practice for home inspection. We will accompany you through a walkthrough and inspection of the home you’re interested in buying or selling, and assess its overall condition using our multi-point home inspection software. On the date of inspection, we shall also provide you with as many preventative maintenance recommendations as possible to educate you on maintaining your newest investment for years to come. We can also accompany you just prior to closing to confirm that everything is in working order and the house is in the same condition as it was during the inspection – with the exception of any changes you negotiated in the contract. Septic / Sewer System Inspections

Before purchasing a home, it is essential to have the property professionally inspected to ensure all major systems are in proper working order. Radon Testing

Radon is colorless, odorless, and extremely carcinogenic (cancer-causing), in fact, it is the leading cause of lung cancer in non-smokers and second to lung cancer from smoking tobacco. The Hudson Valley, NY area is considered “High Potential”, a red zone area that has a predicted average indoor radon screening average level greater than 4 pCi/L and the only way to check for elevated levels of radon in your home is with radon gas testing. Homeowner tests are available at stores, but we always recommend our knowledgeable, trained NRPP certified professional(s) to conduct air and water testing for a peace of mind. Wood Burning Chimney Flue Safety Inspections

Chimney Flue Camera Inspection is a specialized service that uses a special chimney scan camera inserted up into the flue to video record and photograph the interior surfaces, allowing evaluation of liner condition, obstructions, safety hazards, and maintenancerelated defects requiring repair. While exterior chimney components and the fireplace firebox are included as part of a general home inspection, internal chimney flue
inspections are NOT and require this separate, specialized evaluation to properly assess hidden conditions that are not otherwise visible for safe combustion operation.

Mold & Air Quality Assessment Services

A mold assessment is any inspection of a property for the purpose to discover mold, conditions that facilitate mold, and/or any other conditions that are likely to encourage mold. 
Note: As of January 1st, 2016; there are new rules in New York State on Mold Assessment and Remediation.
When hiring someone in NYS to investigate mold growth or water damage, you must use an NYS Licensed Mold Assessor. This company will assess the extent of the mold growth or moisture issue and develop a remediation work plan for a remediation company, if the specified requirements are met.
When hiring someone in NYS to remediate mold growth or water damage, they cannot be the same company that assessed your mold. The new contractor must follow the remediation work plan, remove and or clean any area that is outlined in the plan.
VERIFY can collect air and microbial samples and submit them for laboratory testing to determine the type and verify if the substance is actually mold.
