Residential Home Inspections

Our residential home inspectors shall observe and report on readily accessible, visually observable installed systems and components as set forth in the NYS Division of Licensing Services Standards of Practice for home inspection. We will accompany you through a walkthrough and inspection of the home you’re interested in buying or selling, and assess its overall condition using our multi-point home inspection software. On the date of inspection, we shall also provide you with as many preventative maintenance recommendations as possible to educate you on maintaining your newest investment for years to come. We can also accompany you just prior to closing to confirm that everything is in working order and the house is in the same condition as it was during the inspection – with the exception of any changes you negotiated in the contract. Contact VERIFY for details on inspections, limited inspection walk-through(s) & closing walk-throughs, scheduling, fees & more.

Home Energy Score Assessments

Developed by U.S. Department of Energy (DOE) and its national laboratories, the Home Energy Score provides home owners, buyers, agents and renters directly comparable and credible information about a home’s energy use. Like a miles-per-gallon rating for a car, the Home Energy Score is based on a standard assessment of energy-related assets to easily compare energy use across the housing market.

The Home Energy Score Report estimates home energy use, associated costs, and provides energy solutions to cost-effectively improve the home’s efficiency to save you money. Click here for more info: About the Home Energy Score | Better Buildings Initiative. Contact VERIFY today to schedule as a standalone service or in conjunction with our thermal imaging services.

Termite & Wood Destroying Insect Inspections

Termite(s) & other wood-destroying insects (WDI) (inspectapedia.com) can go unnoticed until they cause catastrophic damage to your home. Whether you’re shopping for a home and suspect a termite (WDI) issue, or you think your current home may be affected by termites, we can provide you with a comprehensive visual inspection, and help you understand your options for termite remediation if we do discover an infestation. WDI inspections can be added on to your home inspection and be performed at the same time. WDI inspections are common when the home is being financed through FHA, VA, and other types of government loans and only a NYSDEC Pesticide Technician can legally complete a NPMA-33 WDI form. Call VERIFY today and schedule a WDI inspection with a NYSDEC Certified Pesticide Technician (NYSDEC License # T3893816).

We work with EPA-certified laboratories to examine and assess water quality in your home. Commercial Inspections

Commercial real estate is a huge investment. Just like when buying a house, it’s a good idea to get an inspection on a commercial property if you’re considering purchasing it. By hiring an inspector to look for issues with the property and prepare the findings in a report, you will have a better idea of the future costs associated with the building – and whether or not to walk away from the deal. We also offer commercial ADA compliance checks. Contact VERIFY for more information about Commercial Property Inspections.

Thermal Imaging Services (Leaks and Energy Loss Detection)

We use Thermography (thermal infrared imaging) devices to assist us in every home inspection we conduct, as needed. In conjunction with other tools, we can better identify moisture, insulation, electrical, HVAC issues, and many more. Call VERIFY for full details, fees and scheduling. Radon Testing

Radon is colorless, odorless, and extremely carcinogenic (cancer-causing), in fact, it is the leading cause of lung cancer in non-smokers and second to lung cancer from smoking tobacco. The Hudson Valley, NY area is considered “High Potential”, a red zone area that has a predicted average indoor radon screening average level greater than 4 pCi/L and the only way to check for elevated levels of radon in your home is with radon gas testing. Homeowner tests are available at stores, but we always recommend our knowledgeable, trained NRPP certified professional(s) to conduct air and water testing for a peace of mind. Healthy Home Inspections

VERIFY recommends that a new homeowner (that waived a home inspection during a real estate transaction), or new home renter, have a maintenance plan. A healthy home provides a safe and healthy environment for your family. Substandard housing maintenance has long been associated with a wide range of health hazards that can affect your family’s health for a lifetime. Call VERIFY today for more information and personal customized package pricing options for your Healthy Home Inspection.

Mold & Air Quality Assessment Services

A Mold-Like Substance growing in your living space?? VERIFY can HELP!
A mold assessment is any inspection of a property for the purpose to discover mold, conditions that facilitate mold, and/or any other conditions that are likely to encourage mold.
Note: As of January 1st, 2016; there are new rules in New York State on Mold Assessment and Remediation.
When hiring someone in NYS to investigate mold growth or water damage, you must use an NYS Licensed Mold Assessor. This company will assess the extent of the mold growth or moisture issue and develop a remediation work plan for a remediation company, if the specified requirements are met.
When hiring someone in NYS to remediate mold growth or water damage, they cannot be the same company that assessed your mold. The new contractor must follow the remediation work plan, remove and or clean any area that is outlined in the plan.
VERIFY can collect air and microbial samples and submit them for laboratory testing to determine the type and verify if the substance is actually mold.
